HOA Fence Installation in Sarasota & Manatee County
Planned communities from Lakewood Ranch to Venice have fence rules before the county ever sees your plan. We build the fence your HOA approves and pull the permit after approval.
Why HOA fences need a different plan
In Sarasota and Manatee County, a lot of homes sit inside a deed-restricted community: Lakewood Ranch villages, gated neighborhoods in Venice and North Port, and newer subdivisions in Parrish and Palmetto. In these communities the HOA or its architectural review committee (ARC, sometimes called a DRC or ACC) has to approve a fence before anyone digs. A county permit doesn’t replace HOA approval, and HOA approval doesn’t replace the permit. You need both, and the order matters: build before approval and you can be asked to change the fence or take it down at your own cost.
HOA fence approval, step by step
- Read your community documents. Start with the declaration (CC&Rs) and the architectural guidelines. Most HOAs post them on the community portal or send them on request from the management company. Look for the fence section: allowed materials, colors, maximum height, and where a fence may start relative to the front of the house.
- Get your survey. Nearly every ARC wants the fence line drawn on a property survey. It’s often in your closing papers.
- Build the application packet. This is usually the ARC form, the survey with the fence line marked, the material and color, the height, gate locations, and a product photo or spec sheet. We prepare the drawing and product details; you submit the packet.
- Notify neighbors if required. Some communities ask for neighbor acknowledgment on shared lines.
- Wait for the committee. Review times are set by your HOA, and many committees meet on a fixed schedule, so plan for that time.
- Pull the permit and build. Once you have written approval, we file the permit with the county or city that covers your address, install the fence, and schedule the inspection.
Common HOA fence materials
- Vinyl (PVC). A common choice in Lakewood Ranch, Parrish and Bradenton subdivisions, usually from a short list of approved colors. We install white, tan, gray and woodgrain. More on vinyl fencing.
- Black or bronze powder-coated aluminum. Often required around pools and on lake or golf-course lots, where views have to stay open. See aluminum fencing and pool fencing.
- Wood. Allowed in some older Sarasota and Bradenton neighborhoods, sometimes with a required stain color. More on wood fencing.
- Chain link. Often limited or not allowed in deed-restricted communities, so check before you choose it. More on chain-link fencing.
Height, color and placement rules to check
HOA rules vary by community, so treat these as things to look for, not guarantees:
- Height: many guidelines set different limits for rear, side and front yards, and some limit lake-facing or golf-facing sides.
- Color: often limited to one or two approved colors, sometimes with an approved manufacturer or style.
- Placement: typical rules include a setback from the front corner of the home, staying inside the property line, and keeping easements and utility boxes accessible.
- Finished side out: many HOAs require the finished side to face neighbors or the street.
- Pool barriers: pool fences still have to meet Florida pool-barrier rules, even when the HOA allows less. See pool fencing.
- Wind: coastal and storm exposure affect which product and post setting make sense. See our wind-resistant fencing guide.
How we help with the paperwork and permit
We’ve built fences across Sarasota and Manatee County since 2019. On an HOA job we:
- go through your guidelines with you and recommend a style that fits them,
- draw the fence line and gates on your survey and supply the product specs and color names for your packet,
- pull the county or city permit once you have written approval (see fence permits in Sarasota & Manatee), and
- build to the approved drawing, so what goes in matches what was signed off.
HOA fence repair
Storms, irrigation and mower damage happen. Many HOAs want repairs to match the original material and color, and some want notice even for a like-for-like replacement. If your original product isn’t available anymore, we give you the closest match’s product details for your committee. See fence repair.
Cost
Cost depends on material, footage, height, gates and site conditions. Our fence cost guide has general estimate ranges, not quotes. A free on-site estimate gives you a real number.

HOA Fence FAQ
Do I need HOA approval before installing a fence?
If your home is in a deed-restricted community, almost always yes. The HOA or its architectural review committee has to approve the material, color, height and location in writing before you build. Building first can lead to a violation notice and an order to change or remove the fence at your expense.
Is HOA approval the same as a fence permit?
No. HOA approval covers community rules; a permit covers county or city building rules. In Sarasota and Manatee County you typically need both. Once you have written HOA approval, we pull the permit with the office that covers your address and schedule the inspection.
Can an HOA reject my fence?
Yes. Committees can deny a plan or ask for changes when it doesn’t match the written guidelines. The usual reasons are the wrong height, an unapproved color, a missing survey or a fence line too far forward. A complete packet that follows the guidelines is the best way to get approved the first time.
What fence types do HOAs usually allow?
In many Sarasota and Manatee communities that means white or tan vinyl and black or bronze aluminum, with wood allowed in some neighborhoods. Chain link is often restricted. Your community’s architectural guidelines are the final word, and we go through them with you before recommending a style.
What goes in an HOA fence application?
Usually the ARC form, your property survey with the fence line and gates marked, the material, color and height, and a product photo or spec sheet. Some HOAs also want neighbor acknowledgment. We prepare the drawing and product details, and you submit the packet to your HOA.
Do HOAs regulate fence repairs?
Often. Many require repairs to match the existing material and color, and some want notice even for a like-for-like replacement. If your original product isn’t made anymore, we give you the product details of the closest match so you can clear it with your committee before we replace any sections.
